The success of the new Bing Cancer Center is due in large part to the quality of the subcontractors involved on the project. The subcontractors had to perform their work in multiple phases, around barriers and equipment needed to maintain required infection control and while the building was completely operational. No subcontractor had a more challenging task than Floor Systems & Design. Just about the entire building received new flooring, most of which had patterns and radius lines which often became interrupted during the various project phasing but now appear seamless and free flowing in the project’s overall completed stage.
Quality subcontractors are our most valuable asset and the core to our success at O’Brien Robinson Construction. Subcontractors that perform on time, within budget, with high professionalism and with exceptional craftsmanship are not always the easiest to find but they are what we look for and what we have to have to create a successful project. In Floor Systems & Design, we have found one of those subcontractors that meet all of those traits and this was very evident on the Bing Cancer Center project. Going forward, we will continue to involve Floor Systems & Design on as many projects as we can.
Many contractors in our industry are reluctant to use new products and new technologies, even if those technologies might help the owner or user of interior space. That reluctance comes from an inward focus on the contractor’s bottom line. The technique of repeatedly bidding old technology or basic installation techniques allows a contractor to maximize their eturn on every project. That is good for the contractor, but what about the building owner’s bottom line? New technology in construction (flooring, lighting, HVAC, insulation, security) helps to enhance the building owner’s bottom line. Lonny Peck and his team at Floor Systems & Design constantly seek new technology for building owners. That effort requires expert project execution and more active management, but the building owner reaps the rewards long after Lonny’s team has finished the project.
Many owners would be shocked how many corners are cut
during the building process because of the competitive environment. Bidding to specification really means that when the project is done, it meets the minimum
standards to qualify as a building assembled by subcontractors. My experience with Lonny Peck and his team at Floor Systems & Design has been different. They are far more interested in working closely with with clients over a long period of time. These kinds of
relationships are difficult to manage as a contractor, because Lonny’s team must learn the client’s day-to-day business practice. That kind of relationship allows projects to be executed without compromise, and with minimal business disruption for the client. It also sets the expectation that every project has to be right, or Lonny’s team has to face the client. Floor Systems & Design can’t just run to another general contractor to get more work when their clients count on them for so much personal attention.
